Great. Glad to hear it. Glad you're here because this is a topic you're going to have a lot to say about.

I know that it's an uncertain time to be a real estate investor, right? Markets are up and down and crazy,

and there's all kinds of stuff in the news every single day about mortgages in real estate.

And it is confusing out there. And we're going to talk today about some strategies you might use to make sure you get ahead in this market.

Yeah, you know, I mean, even though you can't really draw a distinction or a connection between the real estate market and the stock market,

there's certainly some principles of investing that exist in the traditional financial planning world,

the traditional paper asset investing world like stocks and bonds and things like

asset allocation. And there's a technique in stock trading, you know, called technical analysis

where you look at the trends and you look at what the growth patterns are and you can tell

when something has kind of gotten out of whack, where it's broken through a resistance point.

And as you look at what's been going on in real estate in the last five years a run-up,

it isn't surprising to see a correction.

The big question is, and a correction is, is a pullback from the previous growth rate.

In the past, real estate has only pulled back in terms of slowing down its growth.

Last year, for the first time, in terms of single-family homes, the median price actually pulled

back to a negative number versus the year before.
