unlike traditional multifamily or traditional long-term investing, a lot of folks like to go to, you know,

landlord-friendly states like Texas, like Florida, like Scottsdale, Arizona, but you know,

the opposite is true for us. We like to go in areas that maybe a little bit more tenant-friendly because those areas tend to have more bureaucracy, more red tape, and with that comes tight short-term amount of regulations, meaning we as hotel operators, we don't need to compete with a bunch of air

B&Bs but also markets that have tightening short-term amount of

regulations that's going to bring more demand over the boutique hotels which is

ultimately what's going to drive our evaluations.

But I'm curious, like what was the reason you stopped drinking back then?

Really it was that I could tell that it wasn't serving me any longer, right?
