Maybe this weather might get a little better, but not quite yet, because we do begin with the harsh winter weather that starts the new year for much of the country. Drenching rain is raising flash flood concerns in Southern California. Bitter-cold temperatures making for a frigid start to 2026 in the Midwest and the Northeast. Who better than Ginger Z to break it all down?

We will, you said, is there hope. There is hope. We see some warming as we go into next week. That is the above average, especially though. We might even see records from Texas into parts of the mid-south. Now, I do want to mention that rain. It has kind of wrapped for Southern California, but we're going to see rounds of it through the weekend. Malika, you were asking for a forecast. A little rain Saturday night in the L.A. area. But it's a lot better. We do see a lot more through the weekend into the Sierra Nevada and then the Rockies. And I just want to note because I saw all of the memes like praying for Florida. Florida was cold too. Things are looking up for Florida. Jupiter tomorrow morning will be more like the upper 40s. So that's a little bit, a little improvement. And then the warming just continues as we go through the weekend. Okay, so all of us who have to go outside a little bit more is one of our New Year's resolutions, and maybe you're saying that the weather is going to help us achieve that. Another resolution for a lot of people, maybe buying a home, right? And as we look ahead for this year for home buyers, could low mortgage

the details. You know, we are always looking for some signs of hope in this challenging housing

market. And 2026 is bringing some. Let's start with those mortgage rates at a 15-month low right now. The official average rate on a 30-year fixed mortgage, 6.15%. So that's down from about 7% at this time last year. What's behind this? Well, the Federal Reserve did cut rates three times at the end of last year. The Fed's kind of now in wait and C mode. A lot of housing analysts do expect that rates are going to stay in this low 6% range this year. But as a general rule of thumb, if you can knock a full percentage point off your rate, which is what we've seen over the past year, that means it's a good time to refinance your current mortgage. All right, so let's keep the hope rolling in here. Are there any other promising signs that we're seeing?
