I'm doing really well. I know St. Augustine, Florida is doing even better yet. I'm pretty sure about that.

I hate that picture, a nice 80 degrees sun outside, no clouds. Just amazing. Yeah, exactly. So it's not been bad. We didn't have a bad winter either. I got to say that Northeast has been pretty good this year. Not much snow and the temperatures have been pretty good.

So let's dive into, I was really curious. Somebody had sent me your information. I mean,

once you have a podcast, I learned you get people that contact you to see if you want to be on the show. You probably have somebody that works for you that does that, which is great. And, you know, there's a lot of times now I say no,

because there's so many people out there doing the, uh, the, the real estate thing and everything

else. But I look for the special ones, the ones that actually stand out to me when I read the

bio or when I, I, I look at different things on their,
