hoppers, so that's always a good time to be crushing in real estate and a lot of momentum in the Jake and Gino community as well.

Well, Josh, we're getting signage on a 52 unit deal today.

I'm not going to lie to you. But you know what? No deal. Remember that, Josh? Remember the thing?

I think of that what we always say at Jake and Gino, right? You got to just make it happen, number one.

And number two, as far as the deals out there, we're always enticed into buying bigger deals,
