Yes, we made it to another Friday.

So anything goes. We warned them yesterday

that we're going to just talk about whatever we want to. So where would you like to start?

Well, I mean, I'll tell you what's top of mind because I just got done returning some messages

about this. People are asking us for more information about why we're so optimistic about the housing

market. And we had some people that were sort of, I think, steadfast and being pessimistic about the housing market and we had some people that were sort of I think

steadfast and being pessimistic about the 2025 housing market and they aren't they

weren't using facts they were sort of like looking for support of their pessimistic

beliefs a lot of folks that were asking about why we're so resolute that there's not going to be a housing crash.

And, you know, when I get questions like that, it's sort of like, well, where do I begin?

So what I always ask them is, well, you tell me why you think there's going to be a housing crash.

You know, you tell me why this doom and gloom scenario that you've painted it in your mind is going to be true.
