Welcome everybody I am doing this evening's podcast from a hotel room here in South Florida.

I'm down here for the real estate guys summit at sea and we're going to be leaving tomorrow for an eight day cruise.

So I'm not going to be able to do another podcast until Sunday night,

which is when I will be back in Connecticut from the cruise. I don't want to try to do one

from the ship. I'm sure the Wi-Fi is not very good. And so this is going to be the last update that

I'm going to be making,

although if anything really big happens,

I will be able to comment on it on social media.
