Well, thank you, Teresa. And let's dive right into those questions. So first of all, and probably most

importantly, where does the 100-year mindset come from?

Well, the 100-year mindset really is the brainchild of Rick Sapio, who is one of our co-founders,

the 100-year real estate investor. And myself, it was, it's a conversation he's been having

with many of whose, I would say, colleagues and

relationships and associates that he's had over a long period of time.

It was a conversation that I've had and I've developed over a long period of time.

And when Rick became a client of mine, we realized how much we had in common from the perspective of values and our long-term thinking. And but he really has been, I would say, the pioneer in trying to get that thought, that whole body of thinking, that whole body of work out there. And we have collaborated on that will be coming out.
