your construction pipeline. So if you're going to start buying real estate, flips or wholesales or well not

wholesale but flips or rental properties, you're going to need a pipeline of contractors who can fix up these

properties, right?

A lot of people, they can't scale because they can't get the jobs done.

And so for us, you know, we've been able to flip as far as like buy, fix up and sell,

I think we've probably done over 500 flips.

You know, I've done over 700 deals total

between flips and wholesales.

But, you know, as far as actually fixing them up over 500 of those on the

house flipping side.

And I've had to find a lot of contractors over the years in order to do that.

And many of those properties, you know, we bought and sold and just, you know, made our money.

But some, you know, I've had to still fix them up and then burm and keep them as rentals. So either way you got to have a

construction pipeline of people. So you know to recap if you want to get really good

at real estate investing and optimizing for exit strategy there's's three pipelines, you've got to build deals, money, and

construction.

That's it.

If you just are constantly feeding those three things, you are going to make a lot of money as a real estate investor no matter what exit strategy you choose.

Because here's the thing.

This is why I love flipping houses because it makes you a great investor no matter what, right?

If I can learn to find great deals,

I can flip, I can wholesale, I can keep his rentals.
