Every single week we're doing one of these calls. So today we're going to talk about a script that you use when a homeowner calls you off of one of your bandit signs that says I buy house is cash.

So you've got a homeowner calling you you put out your 18 by 24 bandit signs we go to bandit signs dot com forward slash twy forward T. W. Y. F. O. R. D. and that's where you can get your bandit signs.

But what we do is we put them in the yards of vacant properties vacant properties that are bank owned and they're not listed with the real estate agent.

So we driving neighborhoods without driving neighborhoods talking to homeowners door knocking you know talking to rehabbers building our buyers list you're looking for for rent signs so we can find landlords and we're just out there in the neighborhood doing neighborhood awareness.

And what we do is we go in and we find properties that are boarded up for properties that are vacant properties that we know are bank owned because we can see that they change the locks we can see that they've got stickers in the windows or they got paperwork taped in the windows maybe the grass isn't being taken care of.

You know there's a lot of signs that you can see on properties that are in distress or properties that are bank owned or have gone through the foreclosure process.

So now what I want you to do is we're going to go through that script real quick and that script basically is a homeowner calling you.

So you just say the ladies name is Mary that's calling you and it rings and you pick up the phone and say hello say hi my name is Mary I was driving around today and I saw your sign it says I buy houses cash and it's in the front of a piece of property and I would just like to know if you're looking to sell that property.

She's doing she's calling me and asking me if I want to sell the property that that signs in the yard.

Okay well what I'm going to say to her is this my name is Bill I'm on a cell phone I'm not in a great area let me go ahead and get your name and number in case we get disconnected so I can call you back.

Well 100% of the time to give you the information my name is Mary Smith my phone number is 30312345678910 whatever it is.

Okay let's say how can I help you Mary well I'm called about that property you have on 123L street I see you've got an I by house this cash sign up front so I assume you own it.
