The down payment that we need is the equity that we've created by our

negotiation. So it's not cash that you need. It's a skill set to reduce the

equity portion. So if you're buying it at 70% off, that 30% discount is your

down payment. So you don't need cash, because it's not based on the purchase

price. It's based on the value.
