So I want to share with you guys one of the greatest points of pain and agony that you'll ever experience in your real estate practice.

And for those of you who have experienced this before, I am sure you will agree that this is one of the most painful things to have happened in real estate.

And that is where you go on a listing appointment and you're competing and you don't take the listing.

And you now are discovering the pain, the anguish, the frustration of actually being in a competitive listing situation and losing.

And so what we're going to do over today's podcast and tomorrow's podcast is we're going to do everything in our power to help you avoid that emotional
