It's always exciting when I get to talk to somebody who knows what they're talking about and be on your on your platform on your podcast and have a good conversation. I'm really looking forward to it.

We got a couple of things to talk about today, a very specific topic or niche, but some might be familiar with,

but maybe they don't know it to the greatest extent that they should, or maybe some people just don't

understand it whatsoever, they've just heard the turn tossed around a couple of times.

So we're gonna break apart all of that myth and legend there

and talk facts today.

But before we do, for anyone out there that has never heard of you before,

it doesn't know a whole lot about you, give us a brief background

about yourself and tell us at the end of the day,

we got you in the real estate.

Yeah, so I've spent the last 20 years on the financial side of real estate and about six or seven years ago I came into to the tax and financial side.

So spent the last six years running a 1031 exchange company.

The 1031 exchange is called that because it's section 1031 of the tax code.

So, you know, one of the nice things about real estate

is there's so many ways to win, right?
