So I appreciate you coming out and joining us again.

It's been, gosh, we were trying to decide how long it's been, but it's been a while.

About a hot minute.

Who knows what's happened over the last couple of years.

A lot has changed, right?

So we're going to talk about some of those changes have been for you guys, specifically kind of the private money, hard money lending space.

So for those that don't know a whole lot about you, just give us a quick brief background on yourself.

Yeah, real quick.

I started investing real estate super young.

It was a little over 20 years ago.

I was 21, bought my first house and then at 23 I moved out of it and kept it as a rental.

So there I was a real estate investor at 23 years old and I saw the power man. I got hooked to the cash flow, the appreciation, the tax benefits and of course the tenant paying off my debt for me.

So like this is going to be what makes me wealthy.

So I just really focused in on real estate

and I had my career choice picked super young.

And I started buying a house or two every month after that and you can't do that without creative financing because look I was a broke college kid I was eating top ramen and cans of green beans man and I was buying a house or two every month so that's how I got
