What's up everybody? Welcome back to this week's segment of the no limit minute.

What we're going to be talking about today is really getting into market analysis.

I'm going to be giving you an example of something that I put together that I call my detailed market analysis

that I used to actually send out to my investors every quarter.

I haven't done that in probably about a year at this point.

But when I first started and even and I think the main reason is just because we've stayed in that market for so long.

So we're still pretty much in the primary target market of the mobile Alabama area,

Southeast Gulf Coast region.

This is where the majority of our portfolio is.

And so as we've continued to grow all of our investors growing with it,

new investors, they get to see the old detailed market analysis that we have.

They get to get a really deep understanding of the market.

I mean, putting together something like this isn't only helping you actually understand the market better.

But it's also helping you understand how to underwrite better because once you understand the macro and micro levels of your market,

it's really going to help you get into some of those detailed intricacies.

When you're looking at actual real deep specifics on a deal by deal basis when you're going through the underwriting.

So it's really helped us putting stuff like this together has really helped me and my ability to be able to underwrite deals now like 10 minutes or less.

Someone sends me a deal to the market that I know that I'm interested in one of our target markets.

I mean, I already know insurance information.

I already know different trash quotes that I can get on trash.

I know what things are going to cost from a capex perspective when they say,

it's going to be new appliances and flooring and countertops and all these things that you're going to have to do to get such and such premium.
