If there's one thing I've learned about being in the money game

for 20 years, it's that nobody's gonna take care of your money with the same tenacity that you

would take care of it. When you work hard for your money, you make great decisions

on what to do with that money.

I've never lost money on a deal that I've personally been in control of.

I might have broke even a time or two. I might have just made a dollar or two a time of two because not everything's a

winter but I see it to the end. But I watch a lot of these other people who

take outsiders money, they raise money, they work with investors, and when shit gets hard, they just quit.

And they're like, oh, sorry, guys, I lost your money.

Because they didn't have to work for that money. All they had to do was ask for that money. All they had to do

is receive that money and put it to work as opposed to what we do is working for that

money so that we can put it to work. And if you're out there and you're thinking about what to invest in

because the prices are starting to drop, the stop market's starting to drop, the

real estate market's starting to drop, and things are starting to get affordable. What's happening is that

we're seeing the correction of the market that we've been in for a while and what you've

got to realize is if you can't control the actual asset,

it's the biggest risk of all.
