Hello and welcome to the programme. Always keen not to miss out on the latest craze, we've taken the bottom line out of the studio this week, and we're placing ourselves into a co-working space. It is all the rage, and if you're not familiar with the concept, it's essentially a serviced office, a rent-a-desk facility.

Or to put it another way, it's bringing the gig economy, the flexible transactional gig economy,

into the commercial property market.

Why sign up for a five-year lease on an office with all that commitment when you can hire space by the week?

Well, I think I'm underselling it a bit in portraying it as merely commercially convenient because to many, it's not just a desk, it's more a way of life, an aspirational one at that. It's a lifestyle location for tech-savvy entrepreneurs. Now, before we meet the guests, I thought I'd give you a quick description of where I am. We're one of the biggest providers of this concept.

This is We Work. This is their building in Moorgate at the heart of the city in London.

I'm on the seventh floor, surrounded by about two dozen people, very mixed demographic,

although conspicuously very young.

You can get coffee, cappuccinos, people scattered around small groups over laptops talking to each other.

As I walk away from the cafe area, we get to some smaller spaces.

There's a lovely little dog on the floor there.

Yes, you can bring your pets.

Very, very nicely decorated offices.

There are private spaces, meeting rooms and even little booths where you can make your private phone calls. All in all, I'll be absolutely honest, it's a very,

very nice place, very nice place to work. And there's a corner office just here, which is where

my guests are waiting. So let us meet them.
