Jake, I like when you say that word framework.

When I first started investing, I was just throwing darts on a wall and I was hoping stuff would just stick on the wall.

And, you know, I was struggling for the first few years. You know, when I got together with you, we had no framework. We didn't know

what we were looking at. They're our first deal together, Jake. Remember that first deal?
