Summary

Got a property question that's been keeping you up at night? Every Tuesday, Rob & Rob are here to help.  (00:33) Chris's letting agent wants to charge him a renewal fee for a tenancy that expires mid-April – just two weeks before the Renters' Rights Bill makes fixed-term agreements a thing of the past. With rolling contracts about to come in, is there any point paying to renew? He asks Rob & Rob whether he can push back.  (03:43) Matt wants to find a good solicitor to help get his property deals through, but it's proved tricky. The local firms he'd trust aren't on his lender's panels, and the big nationwide ones that are, have let him down on service. He asks Rob & Rob how they go about finding reliable professionals to work with.  Enjoy the show?  Leave us a review on Apple Podcasts - it really helps others find us!  Sign up for our free weekly newsletter, Property Pulse  Send us your question here – just hit record!.  Find out more about Property Hub Invest

Hi, I'm Rob. And I'm Rob. And this is Ask Rob and Rob.

0:07.0

Hey everyone, welcome to Ask Rob and Rob, the show where you give us your wonderful questions

0:10.8

and we give you what we hope are some wonderful answers in return. It is super simple for you to

0:15.6

submit your question, whether it be for this show or the Sunday times. Rob, would you like

0:20.3

to explain once again what

0:21.3

that easy process is? Yeah, so simple. All you have to do is go to property hub.com. Once you're there,

0:27.3

you can send us a written question for the Sunday Times, or you can leave a voicemail and follow in the

0:31.9

illustrious footsteps of Chris. Hi, Rob and Rob. This is Chris here. I've got a question for you about the renter's rights bill,

0:39.8

so know that it comes into effect from I think it's the 1st of May this year. The problem I've got

0:44.6

is I've got a tendency that's up for renewal in mid-April, and it looks like the fee to get it renewed,

0:50.8

get all the paperwork sorted, is going to be exactly the same as it always has

0:54.2

been, which is, I think, quite a steep amount, given that if my renewal was up for two weeks

1:00.1

later, I would basically just automatically have the tendency to carry on on a rolling contract.

1:05.9

I was just wondering if you've got any advice on how I could maybe challenge the amount that's

1:10.0

being charged.

1:27.9

I don't know if I've got any other thoughts of how I might be able to kind of tackle this one. Basically, really like the talents. I would like to renew. I think I am aware of everything that's going on with the renter's rights bill. But yeah, just any tips and tricks that you could offer would be greatly appreciated. Also, I just wanted to say a massive thank you to you for all the content you put out in no small part to what you've put

1:32.2

out there in terms of education, managed to get a couple of properties now in a limited company

1:37.1

and looking to expand further. So thank you very much for everything you do. Chris, thank you

1:41.7

for the kind words and for the question. And thankfully, we've got a really easy answer for you here. Just don't renew. There's no need to. So if your tendency is up for renewal in mid-April and renter's rights kicks in two weeks later, there's absolutely no point of signing them up to another fixed term because two weeks later, it will completely stop applying. Now, of course, your lessing agent is going to want to do it

2:01.2

anyway because they get a chance to charge you a fee for it. But you can just say to them, hey, thank you. And you can say why, because they'll know. So you might as well just say, look, I know that two weeks later, it's going to convert to the new type anyway. So let's just leave it as it is. And from there, they really can't do anything. The only thing I would think about is making sure that your

2:18.1

tenants know what's going on. This is possibly the slightly tricky bit. and from there they really can't do anything. The only thing I would think about is making sure

2:17.8

that your tenants know what's going on. This is possibly the slightly tricky bit. If you don't
