Summary

It’s our 500th episode, and we’ve got two great questions from our very special guests to get the party started!   (1:05) After hearing that one in ten tenants are “bad tenants”, Damien’s wondering how true that actually is. He wants to know what the real chances are of ending up with a troublesome tenant and whether Rob & Rob have any experience or data to back it up.  (4:35) Andy’s been researching property-related demographic trends and is curious about their potential impact. With more people living into their 90s and their homes eventually returning to the market, could this create a wave of supply that shifts the UK housing market in the years ahead?  Links:  Watch: Damien Talks Money YouTube channel here.  Pre-order Andrew Craig’s new book, How To Own The World Before You’re 30  Enjoy the show?  Leave us a review on Apple Podcasts - it really helps others find us!  Sign up for our free weekly newsletter, Property Pulse  Send us your question here – just hit record!.  Find out more about Property Hub Invest

Woohoo!

0:10.8

Hello everyone. Welcome to Episode 500. I cannot believe we've made it this far. But that's down to you and your amazing questions over the years. That's nearly 10 years of Ask Rob and Rob.

0:23.4

That's just mind-blowing. And you know what's wonderful? To celebrate this episode, we've got two

0:28.7

very special guests in. But you're special as well because, as I've already said, you helped us

0:34.3

get this far. Let's get to another 500. Let's keep those questions coming in.

Rob, we've thought it every other episode, so let's not break the trend. Let's remind people

0:43.2

how they can get their question on this show. Yep, it works because it's easy. You've just got to go

0:48.1

to property hub.net slash ask. And once you're there, you'll see an option to leave us a written

0:53.2

question for our Sunday's Times column, or our favourite option to leave us a written question for our Sunday's

0:54.1

Times column, or our favourite option, leave us a voice note so we can hear you on the show and

0:58.9

answer your question right here. So, as we said, we've got some special guests asking the

1:03.3

questions this week. So let's see if you recognise this voice. Hello, Rob and Rob. It's Damien here.

1:09.7

First of all, congratulations on 500 episodes. And I'm going to use this as a way of asking a question that's been burning in my brain, if that's okay. I was at the gym the other day and an experienced landlord said to me that about one in 10 tenants will be bad tenants or cause issues. I wanted to know either in your experience or is there any data out there, is that true?

1:32.3

I guess what I'm asking is, what are the chances of you getting a bad tenant?

1:36.1

Well, I'm sure many of you already know who that is, but that's Damien from Damien Talks Money.

1:41.7

He has a huge YouTube channel and a very good podcast as well. We will link to his YouTube channel, Damien Talks Money. He has a huge YouTube channel and a very good podcast as well.

1:46.0

We will link to his YouTube channel, Damien Talks Money, in the show notes, along with

1:50.5

his very good podcast as well. Make sure you subscribe to both. But more importantly, Rob,

1:55.7

let's answer his question. Yeah, let's do that. It's a really, really good question.

1:59.4

And I went and found all the stats to answer

2:01.5

this, because wouldn't have one in ten, yeah, that sounds about right, probably. But the stats say,
