First of all, congratulations on 500 episodes. And I'm going to use this as a way of asking a question that's been burning in my brain, if that's okay. I was at the gym the other day and an experienced landlord said to me that about one in 10 tenants will be bad tenants or cause issues. I wanted to know either in your experience or is there any data out there, is that true?

I guess what I'm asking is, what are the chances of you getting a bad tenant?
