Hi Rob it's Matt calling from Birmingham thank you for answering my previous two questions. I really appreciate it. I love all the work that you guys put out. You do a fantastic job.

Just another one. My last question was about renovations. I know in a few of the

episodes recently you've been talking about builds from scratch, you know sourcing

land etc and I know that Bob's been doing this with

R&P property. So I was just wondering if he could perhaps cover off some

points around financing a build. obviously they do specialist mortgages and things like that, but I was wondering if you

could go into probably a little more detail of how you guys have gone about financing a build

or what alternative financing sources there are. guys have

finance in a build or what alternative financing sources there are

really for somebody that's new to building from scratch.
