Today, I'm once again joined my big good friend Doug Hagerin.

Hey, Kirk, good morning to you.

We've got a lot of stuff. Last week you had the CPI release, which was, I guess, a big deal,

threw people for a little bit of a loop. It was a little bit off what people thought it was going to come out.

But this week, we wanted to dive into a bunch of updated data. I know we're a little bit delayed

because we only have an hour each week. So Doug, what do you want to

start with? There's tons to talk about. I think one that'll cover, of course, it's on everybody's

mind because venture to guess that everybody that's listening to this or most people that are

listening to this are directly connected to real estate. And I think we've got some good

information. We've been talking about

real estate, but normally it's one of those things where people aren't overly concerned about.

He's like, I'm not planning on sell my house. But you know what? These days, a lot of the moves that

have happened with the CPI, I think people are probably more focused and concerned about what's

going on with housing than they have in years. So why don't we start there? Well, let's start with a few charts here. I'm going to run through a few and let Doug run through

a few. So I want to start with one because we talk about the mortgage rate. Now, what's been happening
