And in today's episode, we're going to be discussing the two ways that you can get into real estate.

It's either active or passive. But the bigger question is, are you getting into real estate to create passive income?

such an important question. And when I go back into my journey, when I first started out

investing in real estate, I wish I had known the difference between active and passive. And I didn't.

I didn't understand the risks in real estate. I was just looking at a deal. The year was

2005. I was still working at the restaurant. Really, I had three kids just grinding away,

stashed away some money in the bank. I was feeling pretty good. The economy was sort of rock and

rolling still. And I was looking to invest my

money somewhere. I was looking to invest it in air quotes passively because I already had a job.

I didn't have the bandwidth to do real estate, or at least I didn't think I did. And I wasn't

clear about it. All I knew is that I have this money. Let me buy something in real estate. Everyone

says real estate goes up all the time.

So let me invest in real estate.

So on that sunny day in 2005, I'm sitting outside in my parking lot and in drives a guy.

He's got a yellow Maserati.

And he gets out of the car and he comes and sits down next to the bench to me. He says, hey, my name is Mike.

He was referred to you by our mutual friend, Todd.

I said, oh, cool, Mike. How's it going? And we started talking. And Mike was an investor in real estate.

So here was the solution to my problem. Mike was buying mobile home parks in Florida.
