| 0:55.8 | from the two and three percent interest rates that we've seen for so long that |
| 0:59.5 | kept a lot of homes artificially inflated in price and also a lot of |
| 1:04.3 | artificially inflated money that was floating through this system. |
| 1:07.4 | So let's put some things in perspective. First I want to start with cash flow |
| 1:11.3 | and why if we look at cash flow number one on my list then you really |
| 1:15.2 | start to see how interest rates can be separated from this entire matrix cash flow the |
| 1:19.8 | key consideration that's what you should be paying attention to, ensuring that the property generates income, |
| 1:27.0 | surpassing your expenses, including your mortgage payments. |
| 1:30.0 | Even with high interest rates, profitability is achievable if rental income can cover those costs. |
