Morris Longtime real estate investor. I'm the founder of the full service

rental real estate company called Morris Invest. And one of the things we focus on

is building brand new construction properties with our team that cash flow from

virtually from day one and what we really love to focus on is like keeping more of your own money in your pocket so we are relying on the banks.

We are relying on over a hundred different lenders that we work with.

I don't want to use my own money. I want to use other people's money

specifically the bank's money. Why should Wall Street get all the fun, right?

So we should be able to just make a down payment and be able to cash flow that property above all of our expenses, above our mortgage payment, and have the bank carry the rest of it.

All the while we're building up equity because a tenant

is paying the rent on that property in addition to which we're getting the tax benefits of

owning that property. That's the beauty. There's no other asset like this where you can buy an asset.

Okay, you get the asset by just putting down a down payment, a 25% down payment or so, right?

And then a bank funds the rest of it, but then you get a hundred percent of the

tax benefits of that item, of that asset. There's nothing else like it. Not in gold, not in silver, nothing. Not raw land, nothing. It only comes down to real estate.

But now there's a lot of questions around these interest rates, right?

It's no secret that interest rates are on the rise.
