He's done everything in the real estate space. When I look up his bio, I'm like, what haven't you done, Robert, in real estate from property management, real estate broker, investor, developer. All right. Well, we met actually at our self-directed IRA summit, and I just wanted to ask you at the outset here. Tell me what you thought of that event. I was actually super excited. You were coming. We got to meet at the reception there. And events are always a great time to network and meet people. And it was great to meet you. And I know you got to meet a lot of our people there. but tell me what your impression was of the self-directed

diary summit.

Yeah, that was a highlight.

You know, I'm a big believer in getting out belly to belly, going to events live.

You can learn a ton on podcasts and reading books and all that, but, you know, this is a people

business.

And a couple of things really caught me at that event.
