| 0:00.0 | Most landlords don't quit because of money. They quit because of stress. The late night calls, the endless paperwork, the feeling that tenants run your life instead of the other way around, but it doesn't have to be like that. In today's episode, I'm talking with the authors of the self-managing landlord about the exact systems, tools, and checklist. It turns rentals from a constant headache into a business that runs smoothly and gives back your time and sanity. |
| 0:30.2 | Welcome to the podcast Real Estate Investing with Coach Carson. I'm your host Chad Carson. You can also |
| 0:34.6 | call me Coach Carson. And in the show, I teach you how to use real estate investing to achieve financial freedom so you can spend your time doing more of what matters now let's get into my conversation with grace gudenkoff and amelia mcgee so amelia and grace this is the second time you've been on the on the channel so welcome back thank you for being here so i want to get into a topic where we talk about being more passive with your real estate if that's even possible and actually going from being like a mom and pop investor that you all call it to |
| 0:57.6 | actually like being the CEO of your business and treating it like a business. But before we jump into that, I want to, for people who haven't heard of you and don't have your background, can you tell a little bit about what your real estate business looks like each of you and how many units you manage that sort of thing? Yeah. So this is Amelia, if you're listening to audio, it's my voice. I'm based in Des Moines, |
| 1:15.6 | Iowa. I have been investing in real estate since 2019, 2020. So already coming up on five years, |
| 1:23.3 | which is crazy. Thank you. Feels like no time at all, right? |
| 1:28.8 | But I currently self-manage a portfolio in Des Moines, Iowa, and a couple other smaller markets |
| 1:34.4 | here in Iowa of about 40 units. |
| 1:36.9 | They're a mixture of long-term rentals, midterm rentals, and a few small but mighty short-term |
| 1:42.1 | rentals. |
| 1:43.2 | And I'm just really passionate about helping investors |
| 1:46.4 | go from mom and pop to CEO of their business because I think as real estate investors, |
| 1:51.6 | we never talk about how we're business owners. And I think that's such a common misconception. |
| 1:58.6 | So we're here to kind of break that down. So Grace, what about you? Yes, I'm Grace |
| 2:03.7 | Goodenkov. I'm going to start saying Amelia's better hash, even though we don't invest together, |
| 2:11.0 | but we have done almost our entire portfolio alongside each other. I'm also investing in Iowa in eastern Iowa, but I live in |
| 2:20.1 | Arizona. I've been here for about two and a half years. I self-manage my long-term rentals. I have a |
| 2:25.4 | portfolio of about 30 units. I'm also embarking on a new build journey, but to finish my first |
| 2:31.5 | triplex new construction. So that has been like being a rookie investor |
| 2:36.2 | all over again. But yeah, we have been through so many things where we've realized, well, |
| 2:41.2 | we're trying to make real estate work for us, not the other way around. So how do we implement |
| 2:45.9 | small things throughout our portfolio and our business to get that time and that freedom back. |
