You know, on this deal, because we created such a nice spread, there was room for a lot of people

to get paid in the deal. I mean, Dante, the student who originally found the deal with the

seller, he got paid $10,000. And then you and I each split almost $17,000. That's the kind of deals

that you guys need to be focusing on. That's the kind of deal where you need to create those

kind of spreads.

You cannot operate this business on skinny margins.

You can't scale business that isn't creating strong profits.

So Hugh and I were just in a deal.

In fact, it closes today or tomorrow. And this has been one of those super complicated deals, touch and go the entire time, multiple parties involved, multiple people involved, and a lot of nuance to it. And fortunately, I think because of years and years of doing deals, you know, I was able to bring an element of experience to the table that allowed this deal to actually get all the way to the finish line.

So he was part of this and I want Hugh to participate in how we break this down and kind of some of the things that happened here.

But first, let's start at the very beginning here.

This was a student deal from a student named Dante in my 10K club. So he's in the finder fee program.

And so he found this deal. He submitted it into what we call the deal genie. You know, Al Kirby,

who a lot of you guys know, he does those deal reviews for me he looks over everything he does

basically an underwriting process and he reaches out to me and he says hey jerry i think this is a good

deal take a look at it so then i took a look at it and i was like yeah these numbers look really

fantastic this deal looks like at pencils and so then i now i step in and i get. This is a deal that I want to do. It's in South Carolina, which in South Carolina, when I do deals there, I typically plan on just funding and closing. So that was the initial plan was, okay, I like the numbers on this deal. Looks like a great deal. I think I'll just do a take down on this one, buy it, close on it, get the sellers out. They're living in the home, trash it out,

clean it up maybe, and then relist it. That was kind of the original thought. I do a lot of deals

like that. I like doing deals like that, especially in South Carolina. Now, initially,
