But I want to start by going backwards and kind of understanding where we are, where we've

come from.

Back in the beginning of 2003 or maybe it's late 2022, you made a prediction about, I think it's going to go down maybe three or four.

I figure what the exact number was.

Let's talk about what actually happened in 2023 because I think a lot of people are surprised, myself included, just about, let's talk a little

bit of just about what the prices did and the interest rates did. That was the big story of last year.

Sure. Well, I'll cut to the chase and just say I was wrong last year. I about a year ago was

expecting that in 2023, we would see prices fall single digits,, 35%, something like that over the course of

2023.

Because last year, we were in a modest correction.

Things were down, you know, 1 to 2% in Q4 of 2022.

But things really rebounded in a strange way.
