Conversations, quality conversations with a property owner to see if they would consider an offer in their property.

And the ones that have made the decision that they are going to sell their properties,

they've made their mind up, they know what they're going to do, They know what they want to accomplish. That's who we spend the most quality time with. And that's where we really pull out. What kind of offer are we making? Is this a cash as is offer? Is this somebody that should be referred to a real estate agent? Is this an opportunity for a creative

finance, right? Where the owner becomes the bank? Is this something for a sub two where you take

over a loan or an assumable loan, right? Is this a novation? What is going on with this property

owner? You will not ever find out if you don't have a conversation with a property owner.

That's what it all comes down to.
