The moment the rate drop happens, it's going to be a frenzy, dude.

I know I can see the writing is on the wall.

You know, I wanted to ask you just like, what has been like the general state of the wholesale market

during Q1 and Q2 of this year? And where do you see it going in the next six months?

Well, Q1, Q2, we're pretty steady. I mean, volume is definitely lower, not substantially, but lower than the average of 23.

It started to decrease in the end of 23.

And then it's the beginning of 24, it was, it was, it stayed there.

And then February, March, volume spiked. And now we've started to see that kind of level off. And it's really just a game right now of the fix and flippers waiting for something to happen with the interest rate situation. So they're not stopping, but they're not stocking up on inventory you know fix and flippers are still buying they're still flipping they're still doing their thing they're still getting success they're still selling their flips they're still able to make a profit wholesalers are still making a profit i'd say volume is probably down 10 odd percent across the board

right now, but nothing that's catastrophic, nothing that's stopping the business from going. I mean,

you're going to hit 200K this year. You hit 200K last year. So, you know, if you would, your, your number

stayed pretty consistent. I think for the next six months, it's going to be the same

unless we see something pretty drastic from the Fed, which I don't expect. I was expecting a lot more

because of the election. I was expecting there to be at least one or two rate drops by now,

and it hasn't happened. I think that's telling for how the rest of

the year is going to play out. I don't think we're going to catch our first rate drop until Q1 to 25.

Okay. And then it's going to be bananas. Like the moment the rate drop happens, it's going to be a

frenzy, dude. I know I can see the writing is on

the wall. The writing is on the wall. It will be insane. I think we'll probably have 15%

appreciation across the board in the United States because of it. 15% appreciation. Yeah. Okay. Yeah, that's pretty significant. I can't wait for that to happen, man. I've just been telling everyone, like, I just need to weather the storm because I felt it. I felt the decrease in volume, Q4 of last year and Q1 of this year. I was getting kind of worried, to be honest.
