My, one of my main questions was, if I'm going after marketing, should I try and, um,

if I let's say I want to go after probate, should I try and master that marketing campaign

and just excel in that and then maybe branch off to do something a little bit once I get that

under my belt or should I try and diversify my marketing campaign so that I can reach different

audiences of people.

That's kind of what I was doing. Yeah, yeah.

Okay, so my first question is what's working?

Where are you getting your deals from right now?

Um, I've done about two or three from, from bandit signs, a couple of cold calls,

but as you know, that's, that is a lot of time, takes a lot of time to get a small percentage return on that end.

Okay, give me, give me, give me specific numbers this year. How many deals?

This year, I've closed two. This is my first year of flipping houses. Okay. Okay. So I've closed two off cold calls, and I've closed three off of bandit times.

Okay.

And those are the luck of the draw.

Those aren't the best.

I think I got a little bit lucky in that sense.

But those are my numbers on those so far.

So here's what I would recommend.

I would recommend before you do anything else, you know, you're on track to essentially close six, no, three, four, five, ten deals this

year. For your first year, that's good. Right? And so it's a mistake everybody makes is, you know,

don't call it the luck of the draw. It's called the universe is blessing your actions. We tend to minimize,
