When I get a call from somebody that says, hey, I want to invest in the Philly area. I'm from New York. Where should I invest? It's just like, where do you want to invest? Like, what do you want your portfolio to look like? What's your metric for a good deal? And it's just kind of lazy. Like you said, you know, come to an agent with, here's the type of property and the price point I'd like to

purchase in. I've looked at these zip codes or these counties and these seem like candidate

areas.

I have a great interview for you today where I'm going to take you behind the scenes with an investor-friendly real estate agent. So I'm going to talk to someone named John Nisley. He's an agent with Keller Williams in the greater Philadelphia area. He's actually an agent for one of the students in my class, Real Estate Start School, Michael Wynn.

He also is the editor of this podcast.

You might have heard his name before.

And we're going to go behind the scenes for a couple of reasons.

An investor-friendly agent often is an investor.

So we're going to talk to John about his investment, how he got started with house hacking and a triplex that he's still living in, how he's buying some other properties in a small location in his town, what it means to have a good investment. And then we're going to talk a lot about the business of being an agent. And some of you might not be interested in that. Some of you might. So if you are interested in on the side or maybe eventually full time being a real estate agent, we're going to talk about that a little bit. But for everybody, we're going to talk about what it means to have a good investor-friendly agent, how you find them, how you screen them, what kind of questions you should ask. So lots of juicy details there that I think will be helpful for everybody.
