Christina, thanks so much for having me.

I'm out of actually Idaho.

People actually get that mixed up quite a people actually get that mixed up like more than you'd think. Yeah, that is really weird. Yeah. I think it's one of those things in our head. It's like, yeah, like all of those get jumbled together. But got it. Okay. We clarified where you're actually from. But yeah, let's just kind of start with your real estate journey. How do you get into real estate? How long have you been in it? Yeah. So I got into real estate. Actually, I technically got my license in 2017 and I got it actually because I just wanted to do my own deals as a real estate investor and save the money on the commission. But as I was even buying my first property, I realized that there was no such thing as an investor-friendly realtor at the time. Or if there were, they weren't being marketed very well because I couldn't

find one that actually knew what they were doing and actually invested. So I kind of like,

by accident, pigeonholed myself into this like investor-friendly realtor type role to where

one of my buddies asked me, hey, this is my first client. Well, hey see you're an investor. Like, can you help me buy my first investment? And I said, yeah, sure, why not? And I never intended to do that. But it was, you know, I closed that transaction. It was tons of fun. And I made my first 10 grand as a real estate agent that way. And that was like the most fun 10 grand I'd ever made. And so then I started promoting myself a little bit more as like Denver's investor from the real estate agent. And I had people just kind of flocking to me because there was a niche that no one had really tapped into before. That kind of happened in 2019. It was when I actually started, you know,

2017, I got my license. I did kind of nothing for a couple of years, just my own deals,

then started helping out some friends that wanted to get into investing. And then the kind of

the perfect storm hit with 2019 going into 2020. I had written a book for bigger pockets called

the House Hacking Strategy, which is like the best strategy for newer investors.

So I had gone on probably hundreds of podcasts.

And on every single podcast, I told everybody that I was a investor-friendly realtor in Colorado.
