My pleasure. So just before we get into kind of what's working right now in the markets,

what do you see in the landscape? What have you been up to? What have you been investing in?

Where has your focus been lately? Yeah. Well, for the past, you know, 15 plus years, I've been a

land investor, which is kind of a unique niche in the real estate world. Not a lot of people talk about it. It's kind of misunderstood. But it has a lot of benefits to offer because it's a fairly simple, straightforward type of property. And there's kind of two things about it that work together really well. First is that there's no tenants there. There's not really people to

deal with. There's no buildings falling apart. Nothing gets broken, stolen, or destroyed. So it's a very

simple type of property from that standpoint. But it's not just that. It's about being able to buy it

at a deeply discounted price. Because when you buy anything at a deeply discounted price,

I'm talking like 20, 30, 40, 50% of its marker value.

It's not hard to take that asset and do nothing to it and then make a profit when you sell it

because you bought it at such a cheap price to begin with. So that's kind of the two things that make

it work well together. It's low maintenance and there's a lot of profit on the bone when you can buy it at a

deeply discounted price. So that's that's where I was on a lot of opportunity. Yeah, happy to talk about that or anything else you want to get into. Well, let's just talk about the current market conditions and I want to get into land investing and I see people in my comments saying, you know, they're investing in land right now.
