Here's what we typically do Shelby is that package costs five grand. So if they want to just have me design their package, it's five grand.

But if they'll list the property on the back end with me for a 6% co-broke, you know, 6% total commission,

then I'll actually credit them the $5,000 at closing.

And so what I do is I take a 3.5% commission.

I give the buyer's age at 2.5% and I take 5 grand

and give it back to the client at closing.

And everybody makes money and we're all happy and go home and try to find another property to flip.

Yeah, okay so of course I want to bring it back. I'm like I want to know how why real estate how did you get into it?

So so let's rewind all the journey and then play. Perfect. Yes, so to try to make a very long story

extremely short real estate is a third career for me.

So I was pre-med in college and didn't get into med school and I was like, uh-oh, what do I do now?

So I worked in medical device sales for a little while and then was actually

involved with a multi site church as a pastor and then got out of that in 2019 and

really got into real estate as an investor not an agent.

So in 2019 my wife basically said, hey I'm tired of you talking about flipping houses,

you either have to do one or shut up.

And I said, yes ma'am.
