0:49.4	amazing time because the demand for rental properties right now is through the roof. And builders have even
0:56.3	pulled back on some building. That means the demand is even higher. So imagine getting into the
1:01.1	market now, investing in real estate today in 2023, 2024, when the demand is off the chart
1:08.6	and the market conditions are squeezing people right now.
1:12.7	The interest rates are higher. Banks aren't lending as much as they normally do.
1:17.3	Imagine investing now. And then when things turn around, you're sitting on that appreciation of
1:23.1	the property, the equity that you've been able to build up over that year or two years.
1:27.3	This is, you know, the more advanced you've been able to build up over that year or two years. This is,
1:28.9	you know, the more advanced investor is actually investing right now. Like Natalie and I just
1:34.5	bought four properties right now. Why? Because this, when there's fear in the market, that's when
1:40.3	kind of the newbies, the rookies that don't really know what they're doing, they kind of sit on the sidelines.
1:45.6	Like, oh, I keep seeing these CNBC headlines that are talking about interest rates and what's
1:50.8	going on in the broader economy right now.
