1:19.0 | Hey Lauren. Thank you for having me. I appreciate it. It's great to have you. So Paul tell us a little bit about your business model. What are you doing? Are you flipping? Are you wholesaling? Tell me everything. |
1:29.0 | Generally, we do wholesale about 80% of what we do in a normal market. But we have been in a normal market the last couple of years. Right. It's been totally different. |
1:37.0 | So we actually flipped it on said we were doing about 20% wholesaling. And the rest of 80% is combination of fix it flipping whole tally, buying and holding and you know some owner finance stuff. |
1:48.0 | So, but we're in a transition right now going back getting closer to that 50% wholesaling. And eventually I think we'll get back to that 80% wholesale model. |
1:57.0 | But that may not take another year or so as inventory comes up and the market changes because we're in a market shift right now for sure. |
2:03.0 | Oh, yeah. Yeah, we definitely are. So you had to become more creative. What because it was getting harder and harder to find deals. |
2:11.0 | Yes, getting harder to harder to find deals. Now we're trying to maximize what we did have. Right. So if we had a property, we can make 10K on a wholesale. But if we hold tail, we can make 40. |
2:21.0 | We were pushing that envelope and trying to get a little bit more out of it. |
2:24.0 | Yes, I totally feel on that. I think that that is what all the, you know, the best investors are doing right now really is like squeezing the fruit out of every single deal. |
2:35.0 | You know, who knows like what is going to come about, you know, with the market kind of shifting right now. And I would love to take a minute to talk about that maybe at the end. |
2:46.0 | But you, how are you finding your deals? |
2:49.0 | So almost all of our deals now are on online auctions, whether it be auction.com, Hubso. |
