I'm going to go over how wholesaling works and what exactly it is, but before I do, I just want to let you know,

0:04.8

it is my favorite way for someone to get started. And there's a few reasons I believe that, all right? First reason is the risk. There's almost no risk with wholesaling compared to other

0:15.9

forms of buying real estate. You know when you flip a house you got to go raise

0:19.7

money you had to get contractors you got to go list it the market could shift there's so much that goes into it that has

0:26.7

high risk now I'm not against flipping houses obviously I do it but wholesaling

0:31.7

mitigates the risk tremendously.

Because you're not buying the property,

0:35.6

because you're just simply selling the deal,

0:37.7

your risk is way lower.

0:39.4

So I love it for that reason.

over the years I've transitioned mainly to wholesaling today because of the

scale and the risk it's way less risky for me to do and I can

1:05.6

scale it way quicker across the country. So scale is a big part. But third is simply the

1:11.1

speed. At the end of the day, if you were buying a rental property,

1:15.0

you are not going to make a bunch of money right off the bat, right?

1:19.0

Buying a rental is just long-term play, long-term appreciation, tax benefits, you might get a little bit of cash flow in between.

1:25.2

Flipping pays you a lot quicker as well, but with flipping, once again, it might be a six-month

1:30.7

period between from when you buy it to when you

1:33.0

renovate it when you finally sell it. With wholesaling if I get a
