And they keep changing.

Yes, yes.

Every year.

So you have 10, 12 big changes every single year, like monumental things that like Texas might get once a decade.

Yeah.

But yeah, that's what that those are probably the two big takeaways of what the really person that we serve as as a client.

It's a couple of the bigger things.

But the other big thing that I've really realized is property management is the least sexy part of real estate investing. And no one wants to do that. No one wants to deal with that. So I sold tons of stuff in the first. It was kind of cockamaney. I think back, but there wasn't really cash flow back then because the properties were too high and rents were really too low. So the values weren't that high, but rents were really low back then.

But what I would do is I come to you, Mike, and you might have a W-2 and just want to get out your own rat race and real estate investing. How do I get into it? I'd say, listen, I'm going to sell you this condo for for 100 grand, you're going to hold it for 18 months and we're going to sell it for 150.

And you're going to be upside down for 100 bucks or 150 bucks a month. But I'll make you the money. Like every time you hear of a horror story about a bad tenant or a dog that destroyed the place, there's always plenty of red flags in the beginning that everyone ignored. People want to blame real estate tenants, all this stuff. But you just skipped a bunch of things that you knew were there and you chose to ignore. Or you just stick the whole step of looking those things up. The whole 100% or extreme ownership type mentality about everything and anything. Buck stops with you. Yep. Yep. Almost, you know, people always ask me, how does things go and I would say, listen man every problem I have is either something
