0:20.1	You know, regardless of whether you're a full-time real estate
0:22.4	investor, a part-time real estate investor, a part-time real estate investor,
0:24.4	or a real estate investor that is just getting started and you haven't even acquired your first property,
0:29.9	I think it's important for you to know where the real estate market is.
0:34.3	In other words, what is going on with the housing market at the macro level and at the micro level,
0:40.8	meaning the local level, you know, the market you live in, the market you're investing in or where you're
0:45.2	thinking of investing in or maybe where you have invested and you are
0:49.2	potentially looking to expand in that market or sell property in that market do a tax-deferred
0:56.4	exchange into other markets. These are all factors that you need to think about.
1:01.1	And I'll give you an example here. If you're looking at a market and there are more buyers than there are homes for sale,
1:08.0	you're essentially in a seller's market. And what does that mean? You have to consider that, that prices are probably going up.
1:14.8	It's an appreciating market. There might be competitive bidding situations.
1:18.5	You may not be getting the best deal. You might be in a situation where if you really want to invest in that market, you might be paying at or above market value.
1:28.0	Maybe rents are being compressed and you're not going to get the same rent to price ratio, that rent to value ratio that you would ideally like to have and that forces you to look into another market.
1:40.0	So this is just one of many, many considerations. These are the conditions that exist both at the national level and the local level and even at the regional level.
1:51.0	So there are people out there who I definitely want to get on the show, one of which is today.
1:57.0	And these are people that study the markets and they study data and they talk to builders and they talk to lenders and people in the industry
