Welcome to the Real Estate Guys radio program. I your host or robert helms welcome to the last couple of months of the year we just got off

hollween horror stories last week and uh we're going to continue that vein a little bit we got a

great show for you today and uh let's meet the guys in the studio, our co-host and our financial strategist Russell Gray.

Hey, partner. Hey there. And our other partner, the man we call the godfather of real estate, he's been investing in real estate in six different decades. Bob Helms.

Partnerships are so interesting. I'm glad to be in one with you guys because I know you both. Well, you know what?

We think partnerships are a great way to get a lot of business done. Everybody brings something to the

party. You find people with complimentary skill sets, different resources, different relationships.

And frankly, around this table, that's the way we do all of our business through partnerships.

And it has been a wonderful, wonderful way to get business done.

But, of course, what we do once a year is we tell Halloween horror stories, which we did last

a week on the program, which is the reality check of what can happen when you own property.

There's stuff that happens.

And, of course, the lesson that you can learn, a lot of great feedback on the show last week.

This week, we're talking specifically about what can go wrong in a partnership.

And we've seen this happen where partnerships start off with the best intentions. Everybody

thinks about all the great things that can happen. We're going to make all this money. And

our performance says, look at this. We're all going to be rich. And then a funny thing happens

on the way to the market. Yeah, the partnerships are easy to get into, but sometimes very hard to get out of.
