Andy's plans for stamp duty. But there is an important news story here and it comes courtesy of

Hamptons and they've done a bit of research and they've worked out that the average stamp duty

bill in England is up 194% since 2015, where property, the same period, has risen by 44%.

And this is the clever trick, Rob, that the government uses, and all governments, not just

which means that more transactions and a bigger proportion of transactions get dragged into the higher
