He doesn't want to use his real name, say where he is, or reveal how many properties he owns.

And that's fine.

I can totally respect that. I will say that I did

talk to him before the show and he does own a good number of rentals and he's been very successful.

So I think we can learn a few things today without getting too personal. Welcome to the show.

I guess my first question for you is, in your opinion, do you think that any

property can be a good investment as long as the numbers work? No, I would not say that. And that's one of

the, that's one of the greatest misconceptions in real estate that I would really like to to just stamp out.

You know, most people have rented a car.

So we've seen the cars that you find in the rental car business.

And they're not Porsches and BMWs, right?

They're a certain kind of car.

It's not just that they're the cheapest cars.

It's that they're a certain type.

And what that certain type is, is that those cars that provide the most basic functions only.

Because people that rent a car, mostly, they want to get from here to there and they want to get there safely.

They don't want it to be, you know, eight gallons per mile.

They don't want it to be expensive.
