I am a little over-caffinated and possibly underprepared this morning. Let's get to it, man.

There's a lot going on. What's going on with you, though?

Hello, Mary Catherine. As you know, this is what we like to call in D.C., the dog days of summer where nothing

is happening.

And generally, sorry to make you speak of your coffee there.

And generally, that, you know, that's the case because since COVID, of course,

nobody has come back to work, as you know, right?

The vacancy rates are through the roof and everything. I mean, I'm seeing more and more, you know, for lease signs, which is very depressing.

But on top of that, we have the Republican convention.

So everybody is bugged out of town.

And unlike Milwaukee, which sounds like it's a bustling place, so things are fine here.

What is going on there?

Have you gotten a chance to go around Milwaukee yet?

Did you take like the tour of the Schatz Brewery from Laverne and Shirley?

No, I've not done that.

As you know at a convention, things are a little weird with security

because particularly this year, as you might imagine, security
