0:16.9	If you are an investor and you're complaining that there's just not enough deals out there right now, I can't find any great deals. It's really hard finding great deals. Well, no shit. It is a challenging market right now. Get in line and understand that you got to meet the market where it's at. And so I want to share
0:39.8	with you a little strategy, maybe a little mindset shift that can help you or help somebody you
0:45.1	know that might be falling victim to this mindset because it can get discouraging knowing that
0:51.6	you're going to have to look at probably 10 times as many deals
0:55.1	and make 10 times as many offers to be able to find one that actually makes sense.
1:00.7	The deals are few and far between,
1:03.4	and finding a great deal right now is generally not going to happen.
1:09.8	You're not just going to find an amazing opportunity
1:12.8	on LoopNet or CREXE or CoStar
1:17.1	or whatever platform it is that you like
1:19.1	looking at opportunities on
1:21.1	and a massively profitable, juicy,
1:24.3	all kinds of meat on the bone type of deal
1:26.3	just smacks you in the face and falls in your
1:28.3	lap. The mindset you need to have is that this is a market for making great deals. Not finding great
1:38.8	deals, but making great deals. Now, what does that mean? Making great deals means that when you find an asset that
1:49.3	might fit your buy box criteria, and let's just remove the financial filter for a second,
1:56.0	and let's just say, you know what, their price may be high and their terms may be a little aggressive,
