Glad to have you. So before we begin, Dave, maybe you can tell us a bit about your background.

I'm a great accountant with a marketing heart who's bad at numbers. I'm a serial real estate chunky who spent my life building real estate portfolios, trying to avoid taxes. And along the way,

then a father, sailor, and enjoyer of life. One of the reasons I want to have you, Dave,

on the show, because we get this question a lot in the show about 1031 exchanges, and this is

something Dave does a lot of. So I wanted to really kind of bring him on to kind of share his

experience. So maybe you could tell us a bring him on to kind of share his experience.

So maybe you could tell us a bit about how you got involved with 1031 exchanges.

1031 actually goes way back to the beginning of my real estate investing career.

Starts with the first mistake that I ever made.

I wish I could say it was the only one, but it was the first one. When my wife

and I deciding that we wanted to exit the corporate train and develop a life of the

independence where we could maximize our time to our advantage, we decided like so many people
