Let's say for a beginner like myself or someone listening to this and they're like hey you know what I want to go by my first deal or my 10th deal. Yeah

So apartment complexes, right? it's something like 75 to 80 percent are all owned by institutions.

That's not true in storage. So 60 percent of storage facilities are single owner mom and pops because institutions couldn't play in 2008.

Also, a lot of people are like, yeah, this is really expensive.

So if you wanted to buy an apartment building with 50 units, right?

Well, I have an inner circle where we teach people to, um, that, uh, or in my group that they, they

learn right, and I, and I send them deals we got a deal that was

a hundred and fifty thousand dollars and it was had fifty units in it.

What would fifty units cost you in any other commercial real estate

asset class to get that many doors right and this was a it was a hundred and fifty

thousand dollars that when you look at it, I'm like, okay, go into almost every major metro in the United States, you can't buy a duplex for that.

So for me, I'm like, you have lower risk because you have more doors.
