Shiraz, a lot of people live in expensive areas and they want to invest in rental properties,

but they have a hard time making the numbers work.

expensive area. What advice would you have for anyone that wants to invest in an expensive area?

Yes. Investing in expensive cities and towns is still possible to make a good

return or get good equity out of it. It's the dirt that you already own or when you're purchasing,

adding actual square footage to turn your ARV into a higher value so that your equity sits in your

bank account and what you're living in.

People are doing it. You just have to get a little bit creative. And one way that Chiraz has

gotten creative is that he has taken his garages and converted that into a living space. So he's

turned the garage into an apartment. On the show today, we're going to see

how this works. We'll see what's involved in doing this and how much extra money it makes him.
