But the new How To Rent Guide has been issued. It was issued on October 2nd but two requests

please Rob. Can you please inform everyone what the How To Rent Guide actually is and why this is

actually news? Yeah, so the How To Rent Guide is a document that you must issue at the start

of every tenancy. So at the same time as presenting the tenancy agreement, the gas safety

certificate, if there is one, the energy performance certificate and all that good stuff,

you must provide this How To Rent Guide which is a little government booklet that tells tenants

what their rights are basically. Now that doesn't sound too arduous but the tricky bit is that you

must always be providing the latest version and if you don't provide the latest version then technically

when you try to end a tenancy using section 21 that won't be valid and the courts could throw it

out. It seems like a very silly minor point but an important one and the thing is when the

government does update this guide, they tend not to be advertising on bus stops, get hiring

planes to do sky writing or any of that stuff, it just kind of appears on their website and a
